The First International Finance Centre — universally FIFC in the Mumbai market — stands on plots C-54 and C-55 in G Block, at the northern end of Bandra Kurla Complex. It is one of the district's landmark towers, the kind of address occupiers name without needing to explain where it is, and it commands a rent at the top of the BKC range.
The occupier profile is deliberately narrow and deliberately senior: Google India and Oracle India on the technology side, Citicorp Services India and BNY Mellon's international operations arm on the banking and custody side, with The Executive Centre operating serviced floors for firms that want a BKC address without a nine-year commitment. That single-block pattern is the thing to understand before you enquire. Space in FIFC comes up rarely and, when it does, usually as a full floor or a large part-floor rather than a 5,000 sq ft suite. If you need 8,000 sq ft in BKC next quarter, this is not usually the building; if you are consolidating three offices into one floor and the address matters to your clients, it very much is.
On location, the northern G Block position puts the building closest to the Western Express Highway of any BKC address — roughly 1 km — with T2 about 5 km and the BKC metro station on Line 3 within a short drive. For an occupier whose people commute from the eastern and northern suburbs, or who fly weekly, that is a meaningfully easier arrival than the Sea Link side of the district.

At ₹340 per sq ft a month, FIFC sits at the ceiling of the ₹280–340 Grade-A band in Bandra Kurla Complex. Landmark towers in BKC hold that premium because supply of large, contiguous, address-grade floors is genuinely scarce — there is no substitute a few hundred metres away, which is the whole basis of the pricing.
For an occupier, the decision usually comes down to block size. If you need a full floor with a recognisable address and can move on the landlord's timetable, the premium is defensible.
