Andheri East holds more office stock than any other micro-market in Mumbai, spread across MIDC, Chakala, SEEPZ, Marol and the Sahar Road corridor. That scale is the point: if your requirement is 10,000–50,000 sq ft and the address matters less than the economics, this is where the choice is.
Vacancy is the highest of the major markets at around 14%, and headline rent has been flat to slightly negative year on year. For an occupier, that is leverage — this is the one Mumbai market where a well-run process reliably produces rent-free periods, landlord-funded fit-out and shorter lock-ins rather than a take-it-or-leave-it quote.
The occupier base is the broadest in the city: technology and IT services, logistics, pharma and healthcare, media, back-office and shared-service centres, plus a heavy coworking presence. Rents run roughly ₹120–160 per sq ft a month for good Grade-A space, roughly a third of BKC for buildings that are frequently newer.
Connectivity is the structural advantage. T1 and T2 are minutes away, the Western Express Highway runs through the market, Metro Lines 1 and 7 serve it, and the Andheri suburban station is one of the busiest interchanges in the city. For a business whose people fly often, or whose staff live along the western line, nothing else in Mumbai is close.
What to watch: 'Andheri East' covers several sub-markets with very different characters and rents. MIDC, Chakala, SEEPZ and Sahar Road are not interchangeable — pin the sub-market before you compare quotes.
