Nariman Point was the financial capital of India before BKC existed, and the buildings show their generation: smaller floor plates, older cores, and some of the only genuinely sea-facing office floors in the city. What it lost in gravity to BKC it has partly regained in value — you can hold a South Mumbai address here for less than a comparable BKC floor.
The occupier base still leans to finance, law, government-adjacent bodies and family offices, with serviced-office operators taking up a meaningful share of the newer supply. For a business whose work is with the courts, the exchanges, the consulates or the state government, the proximity is not sentimental — it saves hours a week.
Rents run roughly ₹200–300 per sq ft a month depending on the building and whether the floor faces the sea. Plates of 8,000–20,000 sq ft suit smaller and mid-sized occupiers; if you need 25,000 sq ft contiguous, this is usually not the district. Vacancy sits near 9%, with rent moving up modestly.
The Coastal Road and the Metro Line 3 extension have changed the arithmetic here more than anywhere else in Mumbai — the run from the western suburbs is materially quicker than it was, which is the single biggest reason to look at Nariman Point again rather than write it off as the old CBD.
What to watch: floor plate, not rent, is the constraint. Check contiguity before you fall in love with the view.
