Lower Parel is what happened when Mumbai's textile mills came down and Grade-A towers went up in their place. It sits between the island city and the suburbs, which is its whole commercial argument: leadership living in South Mumbai and staff living in the western suburbs can both reach it without the day being lost to the commute.
The occupier mix is broader than BKC's — corporates, media and technology, pharma, professional services and a large coworking presence — and that breadth shows up in availability. At around 11% vacancy there is genuinely more space to look at here than in BKC, and more willingness from landlords to move on fit-out, rent-free periods and lock-in.
Rents run roughly ₹180–240 per sq ft a month for Grade-A space, with the best-known towers pricing well above that band. Floor plates of 12,000–28,000 sq ft suit occupiers taking 8,000–25,000 sq ft in one go — the size range where BKC starts to feel expensive and the far suburbs start to feel remote.
On connectivity, Lower Parel is served by two suburban stations (Lower Parel and Elphinstone Road / Prabhadevi), sits minutes from the Worli end of the Bandra–Worli Sea Link, and reaches Nariman Point and Fort in well under half an hour outside peak. The airport is the weak point at roughly 40 minutes in traffic — worth weighing if your team flies weekly.
What to watch: the district's headline rents are set by three or four landmark towers. The band is real, but so is the spread — the same money buys very different buildings here.
