Powai is the closest Mumbai gets to a self-contained work-and-live district. A planned township, a lake, an IIT, international schools and a dense supply of good residential stock sit beside a business park that houses some of the largest technology employers in the country. For a company hiring engineers at volume, that adjacency is worth more than a headline rent.
The occupier base is technology-led — IT services, engineering, captives and shared-service centres — with consumer, pharma and financial back-office operations alongside. Space is taken in campus format: large, efficient plates of 15,000–35,000 sq ft, usually on long leases, and frequently expanded in place rather than relocated.
Rents run roughly ₹110–150 per sq ft a month, among the lowest of the established Grade-A markets, with vacancy near 10% and modest positive rental growth. The economics of a 40,000 sq ft requirement here against the same requirement in BKC are not close — the question is only whether your business needs a BKC address.
Connectivity is the honest caveat. Powai is well placed for the eastern suburbs and reasonable for the airport at roughly 8 km, but the run to South Mumbai and to the western suburbs is traffic-dependent and can be slow. The Jogeshwari–Vikhroli Link Road is the artery, and the district lives or dies by it.
What to watch: hiring catchment is Powai's real asset. If your team already lives in the eastern suburbs, the commute saving compounds every day of the lease.
