The market

What it is like to take space in Goregaon East.

Goregaon East is where Mumbai's most recent generation of large Grade-A towers went up, along the Western Express Highway and around the Nesco and Oberoi Garden City corridors. The buildings are newer than most of what BKC or Lower Parel can offer, and the floor plates — 20,000 to 50,000 sq ft — are the largest in the city.

That combination suits one kind of occupier especially well: the business consolidating several offices, or taking a single large floor for a growing team, that does not need a South Mumbai or BKC address to win its clients. Technology, consulting, media, consumer and back-office operations have all taken space here on that logic.

Rents run roughly ₹190–225 per sq ft a month — meaningfully below BKC for stock that is frequently newer — with vacancy near 9% and rent up around 5% year on year, the firmest growth of the suburban markets. The market is tightening, which is worth knowing if you are weighing a move over the next two quarters rather than the next two years.

The Western Express Highway runs through the market and the Goregaon suburban station and Metro Line 7 serve it; the airport is roughly 20 minutes outside peak. The eastern suburbs and South Mumbai are the harder runs — as with most of the western suburbs, the commute question is where your people already live.

What to watch: this is the firmest rental growth of the suburban markets. The value argument against BKC is real today but narrowing.
